You Don’t Control the Weather. You Control Your Ship

Is it a good time to invest? Or should we wait?

It’s a fair question — and one that comes up in every cycle I’ve experienced in the past two decades.

Recession.
Pandemic.
Elections.
Calamities.

And now again, with uncertainty brought by global conflicts.

One of the perspectives that has always stayed with me came from someone I’ve long admired — my super favorite in the world — Rex Mendoza.

I’ve heard him say this several times:

The most important factors to consider are within you — your goals, your portfolio, your time horizon.

Remember, you never control the weather. You always control your ship.

I love that so much.

Because there really are so many outside factors that can affect us.

But —

You don’t control the weather.
You don’t control the wind.
You don’t control the waves.

And in investing terms, we don’t control recessions, pandemics, elections, calamities, or wars.

What we do control are the things that matter most:

• our goals
• our investment horizon
• our portfolio
• our discipline

The early months of the pandemic were one of the strangest periods I’ve experienced in real estate.

During the lockdown, no one was moving.

March, April, and May were quiet.

Dalgona, halaman, baking and TikTok ang pinagkakaabalahan ng mga tao. 😅

I also helped organize a donation drive for our friends in the medical field who were serving as frontliners.

But in terms of real estate, everything felt like it had stopped.

Then by June 2020,  Allen and I decided we needed to start working again because developers were offering unbelievable payment terms.

No downpayment.
Stretched payment terms.
0% interest.

We felt we had to start sharing these opportunities with our clients.

So in June 2020, we closed our first sale during the pandemic.

And by the end of that year, we had done more than ₱200 million in total sales — a mix of condominium units and residential lots.

Looking back, our clients understood something important.

They couldn’t control the weather.

But they could control their ship.

What makes that year even more interesting is that Allen and I also made a decision na para kaming mga baliw. 🫣😅

In the middle of the pandemic, we bought a studio unit at The Lattice at Parklinks.

At the time, both of us had no salary coming in.

If someone had looked at our situation on paper, it probably wouldn’t have seemed like the perfect time to invest.

But the opportunity was there, and we felt strongly about it.

So — go!

Sinabayan namin ang clients namin.

Today, that unit has already increased significantly in value — and Parklinks is not even fully operational yet.

Many people wait for the perfect moment.

When the economy stabilizes.
When the news becomes positive again.
When everything feels certain.

But the weather is never fully predictable.

What matters is knowing where you’re going — and steering your ship accordingly.

Because, as Sir Rex reminds us,

The weather will always change. But your direction is yours to choose.
