Every property has its own story. Over the years, I’ve been involved with different preselling properties in different ways — mostly as a broker.
And what I’ve learned is this: real estate is about timing (the best time to buy is always now), vision (kung wala ka pa, maki-envision ka with a developer you trust, hehe), courage (to take the first step and trust — yourself to start and continue paying, and the developer to deliver), and the little lessons we collect along the way.

📍 Heritage Park, Taguig
Property Details:

This was actually ours — my mom forced us to get one while she was getting hers hahaha. Buti nalang we listened. Nothing exciting, nothing dramatic (yet). But sometimes the quiet ones are the most surprising… sana pala dinamihan na namin kung alam namin na mag-x8! But that’s the magic of real estate — you never really know.

Property Details:

Developer: Alveo
Purchase Price: ₱12,000,000
Payment Terms: 0% interest → bank financing
Current Status: With tenant (₱100,000/month)
Current Price: ~₱28,000,000 secondary; ~₱40,000,000 preselling benchmark
BGC wasn’t always the BGC we know today. Prices were the same as Makati — meaning mahal na siya pero wala pang laman ang BGC noon. For many clients, buying here early meant choosing to believe in its promise. And it truly paid off — and it will continue to. Prime locations reward courage and patience, always.
📍 Lumira, Nuvali

Payment Terms: 0% in-house for 36 months; lumpsum paid in cash
Current Status: Sold
Current Price: ~₱11,500,000 sold; ~₱19M preselling today
This one taught me about timing — and letting go. Master-planned communities like Nuvali shine when you trust the long-term vision. And sometimes the win is knowing when it’s time to exit. The client could’ve held and waited for a higher price, but he chose to sell and buy another one — papaikutin ang funds.
📍 Lattice, Parklinks

Purchase Date: 2020
Purchase Price: ₱7,500,000
Payment Terms: In-house
Current Status: Preselling, 0% in-house
Current Price: ~₱12,000,000
Parklinks feels like holding a ticket to the future. A story still unfolding — and that’s what makes it exciting. If you notice, this was a pandemic purchase. During a time of uncertainty, this client trusted Ayala Land’s long-term vision — and the generous payment terms didn’t hurt either.
📍 Veranda, Arca South
Property Details:

Purchase Date: 2021
Purchase Price: ₱4,000,000
Payment Terms: 0% in-house → bank financing
Current Status: Being used by the owner
Current Price: ~₱12,000,000 preselling; ~₱7,000,000 secondary
Arca South is like watching a brand-new city rise from scratch. Launch was in 2013, and seeing its growth up close — kahit maliit lang ang entry — feels special. Also a pandemic purchase. The seller needed funds and didn’t want to continue paying; the buyer saw the opportunity.

Not every investment needs to be big or bold. Sometimes modest, steady steps turn into meaningful wins — especially in fast-growing districts like Nuvali. Lalo na kung ₱11,000/month lang!

Status: Ready for turnover; buyer opted to continue installment payments
A great example of how branding elevates value. Branded residences don’t just sell space — they sell a lifestyle, and the value often follows.

Entry-level properties get overlooked, but they’re great teachers. They build discipline, cashflow habits, and confidence. Starting small is still starting strong. And I will tell you in the next post on why it is great to be updated with developer’s promos!
