Quezon City — I never really gave it a chance… until now.

Here’s a confession: WALA PA AKONG NABEBENTA SA Quezon City!

It’s not that I have anything against it — it just never felt like the right fit for my clients. Whenever clients asked about QC projects, I’d gently steer them toward other developments that, from experience, I knew would serve them better in the long run. Buti na lang, most of those decisions have aged beautifully — their investments have grown significantly, and that’s what truly matters to me.

But in doing so, I realized something… I never really gave Quezon City a chance. 😅

I would hear of co-brokers and co-agents selling successfully in QC. And me being someone who always thinks of the client first, I’d ask about their buyers’ purpose for purchasing there — baka I have clients with the same goals. But since I’m not a QC person, I’d often think their purpose could be served better in other areas or estates in the metro. Sorry naman, QC hehe.

Quezon City has always been big and busy. But lately, it’s starting to feel different — starting to feel very promising.

We can always tell something’s brewing when the biggest developers in the country start making major moves:

🏗️ Ayala Land with Vertis North — a massive mixed-use estate, soon to be QC’s CBD, reshaping the Trinoma area.
🏗️ Ayala Land’s recent acquisition of the ABS-CBN property in the Scout area — hinting at even bigger plans ahead.
🏗️ Shang Properties with Shang Summit — their first luxury project in QC and soon to be one of the tallest residential towers in the Philippines.
🏗️ And of course, RLC, DMCI, and other top developers who’ve also planted their flags here.

When you see Ayala, Shang, and other top developers investing heavily in the same area — that’s never by accident. They see long-term value where most people, including me, just see “familiar.”

As I’ve shared on my Instagram and Facebook pages, I love and appreciate the art of drag — especially Precious Paula Nicole and the Divine Divas (connected to, I promise! 😄). When the Divine Divas became co-owners of a drag club in the Scout area called Rampa, I suddenly found myself going to QC more often.

When I drive along EDSA, North Avenue, or the Trinoma area inside Vertis North today, it’s almost unrecognizable from just a few years ago. Between Trinoma, Seda Hotel, and Solaire North, this part of Quezon City now feels like its own little city.

Vertis North, in particular, is shaping up to be QC’s central business district — a well-planned mix of residences, offices, retail, and green spaces. It’s about 29 hectares of masterplanned estate by Ayala Land — and if you’re familiar with the “For Dummies” series, this would be “Investment for Dummies” level: any property inside an Ayala estate almost always appreciates in value. Ayala Land has office and condo units for sale there.

And because of the recent viewing parties for Drag Race Philippines’ Slaysian Royale, I’ve been in the Scout area almost every week. I’d visit the Shang Summit show suite to really absorb everything… before going to Rampa, isang kembot lang. 😄

And it’s not just about the buildings — it’s the connectivity.

Right beside Trinoma and Vertis North, the Unified Grand Central Station (Common Station) is rising — the one that will link MRT-3, LRT-1, and the upcoming Metro Manila Subway.

Once completed, that intersection will be one of the most connected points in the entire metro. From Quezon City, you’ll be able to reach Taguig, Makati, Pasay, even the airport in NAIA — and eventually Pampanga or Bulacan — without needing to drive.

The name Vertis comes from vertex — sa math, it’s an intersection, the point where two or more lines meet. With the Unified Grand Central Station connecting three major train systems, Vertis is truly living up to its name — becoming the metro’s real vertex. These Ayala people clearly knew what they were doing when they named it Vertis North — even before it was officially launched in 2012!

Although… I have to be honest — I went to the Scout area twice from BGC, and both times it took me three hours. Jusko. Last week, two hours. Huhu. naka Grab pa yan, or drive. what more for commuters.

So yes, there’s still so much work to be done. But maybe once the subway is operational, mas masaya ang buhay! PLEASE pakibilis hehe.

Quezon City has never been my focus, and maybe that’s why I’ve unintentionally overlooked it all these years. But seeing all these changes and knowing all the upcoming developments… it’s hard not to be curious.

All the major developers are in QC — they definitely know something we don’t (haha). Even for someone in the industry, it’s eye-opening.

The city’s skyline is evolving. The roads are wide and ready for redevelopment. The neighborhoods I once associated only with Scout or Trinoma area are slowly transforming into modern, world-class districts.

And speaking of stories changing — Shang Summit perfectly captures this new chapter for Quezon City.

Developed by Shang Properties, it’s their first-ever project in QC, located along Sgt. Esguerra Avenue, right at the heart of the vibrant Scout area. The twin towers will rise about 250 meters, making them among the tallest residential towers in the country — with around 80 floors.

Beyond its height and prestige, what makes Shang Summit special is how it brings Shangri-La’s signature refinement to a city that’s been quietly waiting for its luxury moment. Generous spaces, natural light, and a thoughtful mix of wellness, work, and leisure amenities — all designed with Shang Properties’ trademark elegance.

Maybe I haven’t sold anything in Quezon City yet — but with developments like Shang Summit rising, I won’t be surprised if one day it becomes the perfect match for one of my clients.

Because at the end of the day, it’s never really about where I want to sell — it’s about where they will grow, build memories, and see their investment stories come to life. 💛
