From Dinner to Decades

Last night I had dinner with a friend and she mentioned she wanted to buy a property. Sabi ko, when I talk to clients now, I usually start with this:
Where do you see yourself in 5 years?
In 10 years?
Why are you buying?
Do you want to build a house there? For investment ba?  Because i could suggest based on those.

But habang nagkukwentuhan kami, lumipad yung utak ko ng slight and naalala ko yung two friends namin that I sold lots to decades ago in Nuvali. They were only 21 and 24.

I shared with her that when I first visited both their houses — I literally had goosebumps. Nablog ko na ata yun dito. But Seeing something that started as a conversation become an actual home, nakakakilig 🥹🥰

BUT naisip ko lang, I don’t think I asked them the questions I ask now.
Did they really have a 5-year plan back then?
A 10-year plan? Tatanungin ko nga sila when I see them. 😅

Because honestly, what I was sharing with them back then was Ayala Land’s vision.
Hindi ko pa tinatanong noon, “Bakit mo gusto dito?”
Ang sinasabi ko lang, “Ito yung vision. Ito yung masterplan. Ito yung available. Ito yung payment terms. Ganito ang down, ganito ang monthly. Kaya mo ba to bayaran?” 😅  at kailangan nila magustuhan, shempre para may benta ako. Haha.

Back then, the only estates we knew were Makati and Bonifacio Global City.
Then here comes this 1,800-hectare masterplanned development in Laguna.
It felt ambitious.
Who was going to live there?
Who was going to drive all the way there?
But Ayala wasn’t thinking 5 years ahead.
They were thinking decades.
Road networks.
Schools.
Malls, Hotels, Parks.
Offices.
Residential villages.
Phasing. Expansion.
Fast forward to today — Nuvali is already about half developed. And they’ve launched Metro Nuvali — a new phase, a next chapter. (Later yan ang briefing namin sa askME Tuesday hehe)

So habang nakikipagkwentuhan ako kagabi, naisip ko… iba-blog ko nga ito bukas. Hahaha.

Because not everyone can imagine 20 years ahead. But some developers are built to.

Yes, we should dream.
Yes, we should envision our 5-year and 10-year selves.
But here in the Philippines, growth is very estate-driven.

So sometimes it’s not pala just about asking:
“Where do I see myself?”

Because what we usually see in the future is the house we want to build.
Or the lot we plan to resell.
But what they’re planning is an entire estate simultaneously all over the country and they’re seeing the entire ecosystem around it. And that would be one of the main drivers kung bakit tataas ang value ng property.

Yes, we can envision who we want to be and where we want to live.
But in reality… we don’t fully know what the future will bring. Our dreams, plans, goals may change. Diba nga change is the most constant thing in this world 😅

But if we anchor ourselves to a vision that’s bigger than us, and if nag x5 or x10 na yung value ng property we got, one day we will look back and think, “Buti na lang talaga.” At kahit hindi religious, mapapa thank you Lord ka nalang 😅😘
